Why brick needs a different approach

  • Brick is porous. It takes on water from rain and the ground and releases it as vapor. A non-breathable coating can trap that moisture, which leads to peeling and, during freeze and thaw cycles, damage to the brick face.
  • Efflorescence is a warning sign. White, powdery salt deposits mean water is moving through the masonry. The source should be found and addressed before painting, or the salts will push the coating off.
  • Masonry is alkaline. Fresh mortar and brick can be alkaline enough to damage ordinary paint, which is why masonry primers and coatings are formulated to resist it.
  • Mortar condition matters. Cracked or crumbling joints should be repaired and allowed to cure before any coating goes on.

How brick painting is done

  1. Inspect. Check mortar, cracks, efflorescence, and signs of moisture problems.
  2. Clean. Remove dirt, mildew, salts, and loose material, then let the brick dry completely.
  3. Repair first. Mortar repairs are completed and cured before coating.
  4. Prime as needed. Use a masonry primer when the surface and coating system call for one.
  5. Coat. Apply the finish by brush, roller, or sprayer and work it fully into the mortar joints.
  6. Detail and walk through. Cut clean lines at trim, windows, and stone, and review the work with you.

Interior brick, such as a fireplace surround, follows the same principles. The inside of a firebox should not be painted with ordinary paint.

Can painted brick be returned to its natural look?

Rarely without trouble. Stripping paint from brick is slow and costly, and aggressive methods can damage the brick face. Results are often incomplete. Treat painting brick as a long-term decision.

How long does painted brick last?

It depends on the coating, how well the brick was cleaned and repaired first, moisture conditions, and sun exposure. Breathable masonry coatings applied over clean, dry, sound brick hold up far better than paint that traps moisture.

Can new brick be painted right away?

New masonry needs time to cure before it is coated, and it often pushes out white efflorescence salts early on. Follow the coating manufacturer’s cure and surface requirements before painting new brick.

Do I need HOA approval to paint brick?

Often, yes. Many neighborhood associations treat painting brick as an exterior change that needs review. Check your HOA guidelines and get approval in writing before scheduling.

Can you paint only part of the exterior, like the brick but not the stone?

Yes. Many homes combine brick, stone, and siding, and the scope can include only the surfaces you want changed. Stone is usually left natural.
